Why Every Landlord Needs an Approved Contractor List

The worst time to start looking for a plumber is when water is running through the property.

Yet many landlords only think about contractors when something has already gone wrong.

An approved contractor list solves a surprisingly large operational problem.

It gives the landlord a known starting point for common maintenance categories such as:

•   plumbing;

•   electrical work;

•   security;

•   gates and access;

•   roofing;

•   waterproofing;

•   general maintenance;

•   glazing; and

•   appliance or equipment repairs where applicable.

The list does not have to be enormous.

It needs to be reliable.

For each contractor, keep the correct contact details, service area, trade or speciality and any important instructions.

Where appropriate, landlords should also decide whether certain contractors may attend immediately in defined emergencies or whether every job requires prior approval.

Contractors should still be accountable.

Being on an approved list doesn't mean every quote should automatically be accepted or every invoice paid without question.

It simply removes unnecessary delay in identifying someone suitable to assess the problem.

The list should also be reviewed.

Contractors change numbers, stop operating, become unavailable or simply stop delivering the standard you expect.
