Hands-On Doesn't Have to Mean Doing Everything Yourself

Many landlords are hands-on for good reason. It is their asset, their capital and ultimately their risk. They want to know who occupies the property, what condition it is in and where their money is being spent.

But control and administration are not the same thing.

You can personally approve a R6,000 repair without personally making five telephone calls to arrange it. You can decide whether to renew a tenant without personally administering the renewal. You can remain responsible for inspections while somebody else maintains the lease records and follow-up.

The objective is not to remove the landlord from the property. It is to remove unnecessary administrative dependency on the landlord.

Hands-on landlord: makes the important decisions.
Overloaded landlord: has to personally perform every step surrounding those decisions.
