Tenants & Screening

The Cheapest Tenant Can Become Your Most Expensive Decision

Vacancy creates pressure. Every empty month represents lost rental income, which makes accepting the first plausible applicant tempting.

But tenant selection should be a risk decision, not simply a vacancy decision.

Poor payment behaviour, unstable affordability, unreliable references or inconsistencies in an application deserve proper consideration. A few extra days spent assessing an applicant can be insignificant compared with months spent dealing with arrears, disputes or recovery.

The objective is not to find a perfect tenant. It is to make a documented, reasonable decision based on the information available.
